Why Having a Certified Appraiser as Your REALTOR® Changes Everything About Pricing Your Home

Two conversations happen in every real estate transaction. The first is between the seller and the agent: what do we list at? The second is between the lender and an independent appraiser: what is this property actually worth? Most sellers don’t realize these two conversations can contradict each other — and when they do, the deal dies. After nearly two decades as both a REALTOR® and an Indiana Certified Appraiser, I’ve built my practice around making sure those two conversations always say the same thing.

The Two Valuations Every Transaction Contains (and why they must agree)

Every home sale has two valuations baked into the process. The first is the list price — the number your agent recommends and the market sees. The second is the appraised value — the number a licensed appraiser delivers to the buyer’s lender. If those two numbers align, the deal moves smoothly. If they don’t, financing stalls, negotiations reopen, and sometimes the contract collapses.

Most agents focus only on the list price. I focus on both. My appraisal background means I know how the second valuation will be calculated before the lender ever orders it. That foresight changes everything.

How Most Agents Price a Home (intuition + comps)

Traditional pricing relies on comparable sales. Agents pull recent transactions in the neighborhood, adjust for square footage, bedrooms, and condition, then recommend a number. It’s a reasonable approach — but it’s also subjective. Two agents can look at the same comps and arrive at different conclusions.

That subjectivity is why homes often sit on the market for weeks, then drop in price. The initial list was based on intuition, not methodology.

How an Appraiser Prices a Home (formal methodology)

Appraisers don’t guess. They follow a framework:

  • Comparable sales analysis with strict adjustment rules
  • Cost approach when comps are limited, factoring replacement value
  • Income approach for multi‑unit or rental properties
  • Condition and compliance checks against lender standards

Because I hold an Indiana Certified Appraiser license, I use this same methodology when advising clients. The result is a list price that mirrors what the lender’s appraiser will later confirm. That alignment prevents surprises.

What Happens When Appraisal and List Price Diverge

When the appraisal comes in lower than the contract price, the buyer’s financing is jeopardized. Options include:

  • Renegotiating the price downward
  • Asking the buyer to bring cash to cover the gap
  • Appealing the appraisal (rarely successful)
  • Watching the deal fall apart

None of these outcomes are ideal. Sellers lose time and leverage. Buyers lose confidence. The transaction becomes stressful instead of smooth.

By pricing with appraisal methodology from the start, I eliminate this risk. My clients don’t face the “low appraisal” problem because the list price and appraised value are already aligned.

In 2026, my list‑to‑sale price ratio is 99.4%. That means nearly every property I list sells within 0.6% of the asking price. This isn’t luck. It’s the direct result of pricing homes the way an independent appraiser would.

For sellers, that means fewer price reductions, faster closings, and stronger net proceeds. For buyers, it means confidence that the number they’re offering is grounded in reality, not optimism.

FAQ: Can My Agent Also Be My Appraiser?

No. As a REALTOR® representing a client, I cannot perform a formal appraisal in that transaction — it would be a conflict of interest. The lender will always hire an independent appraiser.
