Montgomery County Housing Market Update — September 2026

Fall in Montgomery County usually means the market settles into its quieter rhythm — but "quieter" doesn't mean "worse" for sellers who price correctly, and it can mean real opportunity for buyers.

The Numbers

Listing data for Crawfordsville in September put the median list price at $265,000, down about 4% from the prior month and 3% year-over-year. That's a normal seasonal pullback, not a warning sign — late summer into fall typically sees list prices soften as the spring/summer buyer surge fades, even in a stable market.

That $265,000 figure lines up with what I've told buyers directly: well-priced Montgomery County homes in the $175,000–$265,000 range continue to be the sweet spot where demand is strongest and homes move fastest.

What This Means If You're Selling This Fall

Fewer buyers shopping in September and October doesn't mean less serious buyers — it often means the opposite. If you're deciding whether to list now or wait until spring, that's exactly the kind of appraisal-backed pricing conversation I have with sellers every week. Get a valuation before you decide either way.

What This Means If You're Buying

Less competition this time of year can work in your favor, especially if you're flexible on move-in timing. Pair that with my mortgage calculator to see what a fall purchase actually looks like on paper.
