Montgomery County Housing Market Update — August 2026

As a Certified Appraiser, I look at market data differently than most agents — I'm not just watching what's listed, I'm watching what things are actually worth. Here's where Montgomery County stood heading into August.

The Numbers

Zillow's home value index put the average Crawfordsville home value at $230,345 as of the end of July, up 3.2% year-over-year, with homes going to pending in around 13 days on average. That pace tells you what I've been seeing in person: well-priced homes in good condition are still moving quickly, even as the broader Indiana market cools.

Statewide, Indiana's median home price sat at $283,978 in July, up 3.3% year-over-year, with homes taking a median of 37 days to sell. Montgomery County continues to trade below that state median — which is exactly why buyers priced out of Indianapolis keep finding their way here.

What This Means If You're Selling

A 13-day pending timeline on well-priced homes means overpricing is still the single biggest mistake I see sellers make. My appraisal background exists for exactly this reason — I price from evidence, not hope. If you want a real read on where your home lands in this market, get a home valuation from me directly rather than relying on an automated estimate.

What This Means If You're Buying

Faster pending timelines mean you need financing lined up before you find the house, not after. If you haven't run your numbers yet, my mortgage calculator is a good starting point.

Compared to Last Month
